Introduction

My self catering cottage is single storey with no internal steps.
I hope the information in this statement is helpful.
If you have any queries please do call, we will be happy to discuss your requirements.


Pre-Arrival

• We have a basic website.
• Bookings/enquiries can be made by email, fax or phone.
• The cottage is in a rural area and therefore not suitable for guests without their own transport.
• We can provide information in large print on request.

Arrival & Car Parking Facilities

• The cottage faces a courtyard with ample parking within 5 metres of the entrance.
• Car park is gravel with slate paving in front of the cottage.
• The entrance to the cottage has threshold 17cm above the patio.
• Stable door opens outwards, hinged on right, and can be fastened back to the cottage wall.
• Entrance width is 110cm.

Main Entrance, Reception & Ticketing Area

• There is only one entrance to the cottage.
• We will be happy to assist you when you have parked.
• The owner lives in the adjacent house, through the small wrought iron gate in the corner of the courtyard, to the left of the cottage.


Public Areas - Hall, Stairs, Landing, Corridors etc

• Cottage interior is on one level with no internal steps.
• Open plan living area and corridor have polished wooden floor throughout.
• Overhead halogen spotlights provide bright lighting.
• All internal doors are solid oak plank doors with cottage latches at 140cm.
• Corridor from living area 104cm wide to main bedroom.
• Corridor turning left to wetroom and second bedroom 85cm wide.
• All internal doors 78cm wide.
• Neutral colours throughout.

Public Areas - Sitting room, lounges, lobbies etc

• LOUNGE & DINING ROOM
• Open plan with the kitchen.
• 3 seater sofa and 2 easy chairs with arms.
• Thick pile rug in seating area can be removed on request.
• TV with DVD player and digibox
• CD player/radio/cassette
• Dining table 1.3mx81cm. 74cm high (63cm from floor to lowest point of table).
• 4 dining chairs with padded seats and no arms. 2 further chairs available in bedrooms.
• Table can be moved if necessary.
• Smoke alarm
• CO2 alarm

Laundry

• domestic front loading washing machine and tumble dryer in separate laundry adjacent to main house.
• access through narrow gate and up one step.

Bedrooms & Sleeping Areas

• Double bedroom has 4'6/140cm bed.
• Height to top of mattress 60cm
• Non feather duvets and pillows
• All linens cotton/linen
• Largest transfer space to right of bed 80cmx1.9m.

• Twin bedroom has 2 x 3ft/88cm beds. Space between beds 60cm.
• Freespace 1mx2m approx.
• Carpet with smooth pile.

Bathroom, Shower-room & WC [Ensuite or Shared]

• Wetroom with stone mosaic floor which slopes slightly to central drain.
• Overhead rain shower and separate hand held shower attachment.
• Dual controls to right of shower 1.3m from floor.
• Vertical handrail to left of shower, 80cm from floor.
• Corner toilet, seat height 45cm. Limited side access to toilet as it is in corner at 45degree angle to walls.
• Wall mounted basin 82cm (from floor to bottom of basin 65cm).
• Free space 180cmx160cm

Self-Catering Kitchen

• Fitted kitchen, cream units with black worktops.
• Worktop/sink/gas hob height 90cm.
• Built under electric fan oven, dishwasher and fridge with icebox in left hand corner - opens on right.
• Oven door opens down. Height of lowest shelf 40cm. Can be accessed from side.
• Cookware under work top. Crockery in wall mounted cupboards.
• Microwave on worktop.
• Overhead halogen spotlights and strip lights under wall units to light worktops.
• Sink has cupboard under. Single mixer tap.


Grounds and Gardens

• Slate paved patio in front of cottage with table and 4 chairs.
• Cushions available in cottage.
• Large raised terrace with mixed riven stone paving, slate chippings, brick edging and reclaimed sleeper steps with different levels and some uneven surfaces.
• Garden benches.
• Large dining table and chairs with parasol available in summer.
• Exterior lighting operates with motion sensors at night.
• Guests with children must ensure courtyard gate is closed as there is a deep ditch on the far side of the drive.

Additional Information

• No smoking
• No pets but service dogs by arrangement.
• Good mobile access.
• Guest with impaired mobility/hearing/sight may need to be accompanied as this is a self-catering property in a rural area.
